INSPECTION RATES
When choosing your Home Inspector, it is important to consider the reason you are having a home inspection, and to let those reasons be your guide. The price of the inspection -- while important -- should not be your # 1 factor. (If it is -- please feel free to contact us and we can give you the name and number of a couple of really cheap inspectors !)
You are hiring a Professional whose knowledge, service, inspection practices and reporting will help you make your final decision on what will probably be one of the most expensive purchases of your life. Given that -- we think that the best price for a really great (5-Star) Inspection is more important than just finding the cheapest inspection in town. (And we hear stories all the time from customers who have made that mistake, and are now paying the price.)
Our rates are competitive with other quality inspectors in this area. Here's what we think is important for you to know about what makes us different: We take as much time as is needed to complete a thorough inspection from ground to roof. We have more than 20 years experience in Home Building, Home Improvements and Inspecting, so we understand the issues (we didn't just complete a franchise crash-course on inspecting!) We prepare a detailed and easy to read report, complete with pictures and summary, which can be accessed by you from our online Report Center, from any computer in the world (with an internet connection!). And we are happy to meet with you -- either in person or by phone -- to discuss the report, and answer any questions you may have. In addition, we are happy to provide you with a copy of The Home Care Guide by Nick Gromicko. This book is full of information on understanding and caring for your home, as well as Seasonal Home Maintenance Checklists to help you maintain the value of your home while you are there, and protect the investment you've made in your home.

OTHER SERVICES

Swimming Pool Inspection (At time of Home Inspection) $125.00
Water Test (At time of Home Inspection) Screening for levels of bacteria, Nitrates, Nitrites, Iron, Copper, Lead, Pesticides, Sulfates, Chlorine, Chloride and more. $100.00 (Plus lab fees, if necessary. If additional testing and/or followup lab analysis is needed to confirm a result that is within the EPA's 'action level', there will no additional fee for EyeSpy Inspections to submit additional samples for testing, but lab fees will be charged to the client. You will be notified in advance, and your permission for such testing will be gained before we proceed with additional testing).

PAYMENT:
Payment is due at the time of the Inspection, and may be made by Cash, Check, MasterCard, Visa, American Express, Discover, Debit Card (with MasterCard or Visa logo), or PayPal.
If you will not be present at the inspection, we will contact you the day before to get your credit card information. The charges will be processed the morning of the inspection.
In cases where the Inspection Fees will be paid by seller, or for other reasons need to be paid at closing, we accept payment at Closing under the following terms: A deferred payment fee of $25.00 will be added to the Inspection Fee, Payment of the Inspection Fees will be guaranteed by a Credit Card, to be provided prior to the inspection.
Payment of Inspection fees is due in 45 days, or at Closing, whichever is sooner. If offer is withdrawn or transaction is not to be completed for any other reason, Client authorizes payment of Inspection Fees by the Credit Card on file.
Investment Properties:
Foreclosures, REO/Bank Owned Properties, Distressed Properites, HUD properties and Rental homes are subject to an additional charge of $25.00 - $125.00 to offset the additional time necessary for the inspection, and for an additional team member where safety might be a concern. Once at the home, our Inspector will be able to access the situation, and let you know the amount of additional fees..
YOU MUST NOTIFY US, AT THE TIME OF SCHEDULING, IF THE HOME TO BE INSPECTED FALLS INTO ANY OF THE ABOVE CATEGORIES.
Reinspections:
It should be noted that Re-Inspections are not a guarantee for any contractors work, or for the method of their repairs. We will inspect to see if Repair/Replace items from the original inspection now function as intended. Reinspection fees are $175.00 for 1 hour, plus $25.00 for each additional 30 minute increment. This includes a Summary Checklist and a phone conference to discuss and answer any questions.
We recommend that you use only Licensed and Insured Contractors to perform repairs to your home. Ask the Contractors to provide a written Proposal which includes the Warranty on their work.
Note: We reserve the right to make changes to the price quoted at the time of inspection, if the information we received to prepare the quote is not accurate. Pricing shown on this website may change. Prices quoted by EyeSpy Home Inspection for inspection services will be valid for 30 days from day of quotation.
