Builders Warranty - New Construction
You bought a new home -- and because it looked so perfect -- you skipped the Home Inspection at the time of pu rchase. As you may have found out -- there were things the builder missed. But what about the things you can't see? Or the things you may not be qualified to confirm were built to code.
Here is an example of just a few issues we've found on new construction homes in York County -- some of which would be costly repairs:
- Missing Insulation in the Attic - Heat and Air escapes right through the roof! Big $$$ waste!
- Cut/Broken Roof Trusses - can lead to sagging roof, shortened life of roof covering
- Missing, broken or unsealed siding - this allows water to flow behind siding, causing mold, rot and the perfect spot for wood destroying pests.
- Improperly installed plumbing - while you may or may not notice problems now -- you would likely be required to have this repaired before you could sell the home.
- Improperly run electrical and/or no GFCI protection at required locations (kitchens/baths/exterior) - A huge safety issue, and again -- you would need to repair before selling..
If you are preparing to purchase a new home -- by all means, DO have a Home Inspection performed prior to closing. There is no better time to get the Builder to make needed repairs then when they are waiting for you to sign the papers.

We perform a complete Home Inspection, and provide you with a full Report of issues and Home Maintenance items. You'll also receive a Inspection Summary, which lists all items that are in need of Repair/Replacement -- along with color photos -- that you can provide the Builder.
There may be items that you might never notice...but when you go to sell -- a Home Inspector will. And then you'll likely be required to make repairs -- which could be costly -- to make the repairs your builder should have taken care of.
